Open Question: Can I afford a new more expensive house?
We would like to buy a home for $230K. We currently have $43,000 to put down as a downpayment. With this new mortgage, taxes and insurance and all other monthly expenses we would be breaking even at the end of the month (technically $50 up each month but we’ll call it even).
Just as another note my expenses include normal stuff like clothes, groceries, etc and:
$100 towards a college fund for each child/month
18% into 401K
allowance for surprise car maintenance
$500/child/year for classes of their choice like music, rec department
life insurance and disability insurance

This is all based on my salary of $64,000 plus an annual bonus of 6% (this year it is 8%). So as is this is pretty tight only allowing for $50 give each month (however it push comes to shove we could save money by getting rid of cable $50/month, cutting out vacation ($250/month).

Now here is where our mind is a little more at ease.

#1 We currently own a home now and are in the process of selling it. Once sold we will have $25,000 in our savings account (and that’s if we sell it for much less than we are hoping). This could be our buffer if we need extra money one month.

#2 Currently my husband is a stay at home dad to our 4 year old girls. He is in the process of looking for a job, so any money he does make will be extra since as said above everything is being paid with my salary. We are hoping within the year he will find something. I know the job outlook is not good now but even if he worked part time and made $15,000/year that is all extra money.

So, I feel like we are being responsible in the fact that we are buying a house that we can afford on just my salary (even though it’s tight) and that we still have $25,000 in the bank and my husband will be working soon. But then our minds go back to what if I lose my higher paying job what would we do? There is no sign or reason to think that this will happen in the near future but could potentially happen at some point in 5+ years. This is just a possiblity and would only happen if our company downsized or moved to another state (we are not willing to move). I work in the food industry so we haven’t been hit as hard as other industries with the weak economy, people still have to eat!

So, are we having home buyer jitters or do we have reason to be concerned?

Resolved Question: This is a post I read. What do you think?
Joe gets up at 6:00am to prepare his morning coffee. He fills his pot full of good clean drinking water because some liberal fought for minimum water quality standards. He takes his daily medication with his first swallow of coffee. His medications are safe to take because some liberal fought to insure their safety and work as advertised.

All but $10.00 of his medications are paid for by his employers medical plan because some liberal union workers fought their employers for paid medical insurance, now Joe gets it too. He prepares his morning breakfast, bacon and eggs this day. Joe’s bacon is safe to eat because some liberal fought for laws to regulate the meat packing industry.

Joe takes his morning shower reaching for his shampoo; His bottle is properly labeled with every ingredient and the amount of its contents because some liberal fought for his right to know what he was putting on his body and how much it contained. Joe dresses, walks outside and takes a deep breath. The air he breathes is clean because some tree hugging liberal fought for laws to stop industries from polluting our air. He walks to the subway station for his government subsidized ride to work; it saves him considerable money in parking and transportation fees. You see, some liberal fought for affordable public transportation, which gives everyone the opportunity to be a contributor.
Joe begins his work day; he has a good job with excellent pay, medicals benefits, retirement, paid holidays and vacation because some liberal union members fought and died for these working standards. Joe’s employer pays these standards because Joe’s employer doesn’t want his employees to call the union. If Joe is hurt on the job or becomes unemployed he’ll get a worker compensation or unemployment check because some liberal didn’t think he should lose his home because of his temporary misfortune.

Its noon time, Joe needs to make a Bank Deposit so he can pay some bills. Joe’s deposit is federally insured by the FSLIC because some liberal wanted to protect Joe’s money from unscrupulous bankers who ruined the banking system before the depression.

Joe has to pay his Fannie Mae underwritten Mortgage and his below market federal student loan because some stupid liberal decided that Joe and the government would be better off if he was educated and earned more money over his life-time.
Joe is home from work, he plans to visit his father this evening at his farm home in the country. He gets in his car for the drive to dads; his car is among the safest in the world because some liberal fought for car safety standards. He arrives at his boyhood home. He was the third generation to live in the house financed by Farmers Home Administration because bankers didn’t want to make rural loans. The house didn’t have electric until some big government liberal stuck his nose where it didn’t belong and demanded rural electrification. (Those rural Republican’s would still be sitting in the dark)

He is happy to see his dad who is now retired. His dad lives on Social Security and his union pension because some liberal made sure he could take care of himself so Joe wouldn’t have to. After his visit with dad he gets back in his car for the ride home.

He turns on a radio talk show, the host’s keeps saying that liberals are bad and conservatives are good. (He doesn’t tell Joe that his beloved Republicans have fought against every protection and benefit Joe enjoys throughout his day.) Joe agrees, “We don’t need those big government liberals ruining our lives, and trying to push socialism on me through health care; after all, I’m a self made man who believes everyone should take care of themselves, just like I have..”.

9. Insulted everyone who has ever loved a Special Olympian.

10. Doubled our national debt.

11. Announced a termination of the space defense system the day after the North Koreans launched an ICBM.

12. Despite the urgings of his own CIA director and the prior 4 CIA directors, released information on intelligence gathering.

13. Accepted without public comment the fact that five of his cabinet members cheated on their taxes and two others withdrew after they couldn’t take the heat.

14. Appointed a Homeland Security Chief who quickly identified as “dangers to the nation” groups including veterans of the military, and opponents to abortion on demand, and who ordered that the word “terrorism” no longer be used but instead referred to such acts as “man made disasters”.

15. Circled the globe so he could openly apologize for America ‘s greatness.

16. Told the Mexican President that the violence in their country was because of us.

17. Politicized the census by moving it into the White House from its Department of Commerce origins.

18. Appointed as Attorney General the man who orchestrated the forced removal and expulsion from America to Cuba of a nine-year old whose mother died trying to bring him to a life of freedom in the United States.

19. Salutes as heroes three Navy SEALS who took down three terrorists who threatened one American life and the next day announces members of the Bush administration will likely stand trial for “torturing” a terrorist who had played a part in killing 3000 Americans by pouring water up their nose.

20. Had Air Force One flown over New York City in a photo op stunt.

21. Sent his National Defense Advisor to Europe to assure Europe that the US will no longer treat Israel in a special manner and they might be on their own with the Muslims.

23. Announced that for intents and purposes the Health Insurance Industry will be nationalized. (and continues to lie about it, telling us if we like our current coverage we can “keep it”)
